A credible roof budget covers tear-off, deck repair rules, the full weather-control system, ventilation, permits, disposal, and warranty terms.

Define the existing condition

Record the number of roof layers, known leaks, soft or damaged decking, flashing conditions, penetrations, gutters, and access constraints. A proposal should state how hidden deck damage will be priced once exposed.

Confirm whether tear-off, disposal, magnetic nail cleanup, property protection, and permit costs are included.

Compare roof systems

Shingles are one part of a roof. Compare underlayment, leak barrier, starter, field shingles, ridge caps, flashing, ventilation, fasteners, and manufacturer-required accessories. Product substitutions should require written approval.

Check responsibility and warranty

Verify applicable licensing, insurance, references, payment schedule, weather protection, change orders, workmanship warranty, and manufacturer warranty eligibility. Do not treat an online calculator as a bid or approve a scope based only on a low total.
