Build one comparison scope
List demolition, protection, labor, materials, product models, quantities, delivery, permits, cleanup, disposal, tax, and exclusions. Ask each bidder to identify deviations rather than silently pricing a different project.
Allowances need a quantity and quality basis. A single cabinet or fixture allowance without a defined selection level can hide a future increase.
Review commercial terms
Compare schedule, payment milestones, insurance, licensing where applicable, warranty, supervision, site access, change orders, and responsibility for hidden conditions. Avoid pressure to pay large sums in cash or sign before reviewing the written agreement.
Verify before selection
Check references relevant to similar work, confirm credentials through local sources, and resolve unclear language in writing. Online calculators can help audit quantities, but they cannot evaluate workmanship or replace due diligence.
